DETERMINANTS OF EFFECTIVE IMPLEMENTATION OF REAL ESTATE CONSTRUCTION PROJECTS IN NAIROBI CITY COUNTY, KENYA

ABSTRACT

 

Project implementation is a mystery in many organizations due to the complexity involved. In fact, most managers would rather participate in the formulation of project rather that the implementation. This is because the success of project implementation is not assured. Project implementation is recorded to have an unsatisfying low success rate (only 10 to 30 percent) of intended project. Reports by Hass Consult indicate that the number of firms that have missed the targeted implementation deadline over the last five years have risen by 20%. In addition, the cost overruns of the projects have increased by 23% over the period 2010-2015. These are clear indication of the poor present implementation status by real estate firms in Nairobi. The purpose of this study therefore was to examine the determinants of Implementation of Real Estate Projects. The study used descriptive research design. The study focused on five on-going projects from the 78 registered real estate firms in Nairobi County. Therefore, the target population will be 390.The unit of observation will be the real estate project managers, assistant project managers and project supervisors. This study used 20% of the target population and thus the sample size was 234 respondents. This study used primary data which was collected through use of a questionnaire. Data was analyzed using SPSS version 21 and presented using frequency table and chart and diagrams. The study found out that top management support, budget allocation, staff competence and project monitoring and evaluation have a positive and significant effect on implementation of real estate projects. Based on the findings above the study concluded that top management support, budget allocation, staff competence and project monitoring and evaluation influence the implementation of real estate construction in Nairobi County. The study recommended that top management should be involved in projects to develop the management information system. Top management decides whether projects will be executed, they establish the priorities, and they define who the project sponsors are. Project managers should use project plans, milestones and budgets to reduce risks and obtain project control. The study recommends that staff should be highly competent to engage highly on reputable projects to bring about good project outcomes. Lastly, project monitoring and evaluation enhanced efficiency of the relevant project.
