ABSTRACT

 

The aim of this paper is to establish the influence of stakeholder management on performance of affordable housing construction projects in Nairobi City County, Kenya. Specifically, the paper sought to establish the influence of stakeholder expectations on performance of affordable housing construction projects, examine the influence of stakeholder communication on performance of affordable housing construction projects, assess the influence of stakeholder participation on performance of affordable housing construction projects and to investigate the influence of stakeholder control on performance of affordable housing construction projects in Nairobi City County, Kenya. The study was anchored to the stakeholder theory, theory of change, resource based theory and theory of constraints. The study adopted a descriptive research design. The study population was 114 (contractors, financiers, consultants, supervisors).The study adopted a census and a pilot study was undertaken to check the validity and reliability of the data collection instrument. A questionnaire was used to collect primary data and consisted of both structured and open-ended questions to give qualitative and quantitative data. Qualitative data was analyzed by the use of content analysis. Quantitative data was analyzed using descriptive and inferential statistics in which frequencies and percentages were used. SPSS was used to analyze the data and to determine whether the independent variables were related to the dependent variable. The results revealed that all the stakeholder management dimensions had a positive and significant relationship with performance of affordable housing construction projects in Nairobi City County, Kenya. The stakeholder communication had the largest influence followed by stakeholder expectations then stakeholder participation and finally the stakeholder control. The key recommendations are that implementation of affordable housing construction projects should embrace stakeholder management practices such as stakeholder management expectations, communication, participation and control in order to realize performance of the projects successfully.
