ABSTRACT
Despite all the efforts put in place, statistics have indicated that building construction projects in Nairobi County still suffer heavily in terms of cost and time overruns in management and project delivery. Failure to achieve targeted time, budgeted cost, designer changes or errors, user changes, weather and specified quality account for poor performance of Construction projects in Nairobi County. The aim of the study was to establish the determinants of performance of building projects in Nairobi City County, Kenya with a focus on human resource capacity, project funding, project communication and project control. The study was anchored on project management competency theory, theory of project management, management by objective theory and control theory. This study adopted a descriptive survey designed where the target population of the study was 5600 Construction Project Managers for the building construction projects licensed by NCA within Nairobi County. The study adopted the Yamane’s formula to come up with a sample size of 100 respondents (construction project managers). Random sampling was used to determine the sample size. The study utilized questionnaire. The data collected was analyzed by employing descriptive statistics and inferential analysis using statistical package for social science (SPSS) version 22. The findings indicated that human resource capacity, project funding, project communication and project control have a positive and significant influence on performance of building projects in Nairobi City County. The study recommends that building companies should improve their human resource capacity, their project funding practices, their project communication practices and their project control practices. This can be done by incorporating policy, procedures & standards of implementation in the projects, highly emphasizing quality assurance policies and standards during project implementation, doing quality auditing, and specifications.
